Designing for the whole lot, not just the building

It is tempting to think of a project as the building alone — the walls, roofs, and rooms that will eventually be occupied. But a building never stands on its own. It sits on a lot with slopes, soils, easements, sun angles, neighbours, and water that must go somewhere. The site plan is where all of those forces are reconciled, and a thoughtful one makes the difference between a home that ages gracefully and one that fights its own land for decades.

Setbacks, easements, and circulation

Every lot carries legal lines that constrain where a building can go. Front, side, and rear setbacks, utility easements, and right-of-way limits define the buildable envelope, and accurate documentation of them keeps a project clear of costly variance requests. Circulation is the human layer of the plan. Driveways, parking, walkways, and accessible routes must connect comfortably and meet code. We draw these paths to real turning radii and slopes, not approximations, so the contractor builds what the design promised.   1. Establish finished grades early so landscape, structure, and drainage share one datum.
  2. Locate utilities and easements before fixing the building footprint.
  3. Design stormwater features as landscape amenities, not leftovers.

  5. Coordinate the civil, architectural, and landscape sheets so they tell one story.
